Terms of Service
The agreement between you and Island Casa when you book one of our homes through islandcasa.com.

These terms apply to every booking made on islandcasa.com. By confirming a booking you agree to them, together with the house rules shown on the home’s page. They are short because the arrangement is simple: you rent a private home from the family that looks after it.
The parties
The rental is between you, the person who books ("you", the primary renter), and Island Casa, LLC ("Island Casa"), the operator of the home. You must be at least the minimum age shown on the home’s page (21 or 25, depending on the home) and you must be staying in the home yourself.
Booking and payment
- A booking is confirmed when your payment is accepted and you receive a confirmation email with a booking reference. Until then, nothing is reserved.
- The total shown at checkout — nightly rate, cleaning, our administrative fee, Mexican lodging tax and VAT — is in US dollars. A deposit of 50% of the total is charged to your card when you book; the balance is charged to the same card 30 days before arrival. Book inside that window and the whole amount is charged at once. We email you before the balance is taken.
- If the balance cannot be collected, we will contact you straight away; a booking whose balance is still unpaid three days after it was due may be cancelled, and the cancellation policy below then applies.
- The price you see when you confirm is the price you pay. If it has changed between the page and the checkout, we tell you and ask you to confirm again; we never charge a different amount silently.
- Rates and availability come from our reservation system at the moment you book. A quote is not a reservation.
Cancellation and changes
- Cancel more than 14 days before your arrival date and we refund 100% of what you have paid, deposit included, to the card you paid with.
- Cancel within 14 days of arrival and no refund is due.
- To cancel or move dates, email us with your booking reference. Changes depend on availability and the rate for the new dates.
- If we have to cancel — a home becomes uninhabitable, for example — we refund everything you paid, and that is the limit of what we owe. We will help you find another of our homes if one is free.
- We recommend travel insurance, and we offer it when you book. Weather, airline problems and illness are not grounds for a refund inside the 14-day window.
Security deposit
A security deposit of US$300 applies to every stay, separate from the price of the stay. It is taken as a hold on your card two days before arrival — the amount is reserved, not charged — and released automatically three days after departure. Banks let a hold expire after about a week, so for longer stays we replace it with a new one of the same amount before the old one lapses; you may briefly see both, and the earlier one drops off within a day or two. Only ever one hold is in force. Nothing is deducted unless there is damage beyond normal wear, missing items, or extra cleaning; in that case we charge the cost against the hold and send you an itemised note before the release date.
Check-in and check-out
Check-in is from 4:00 PM and check-out by 11:00 AM. Victor meets you at the home at the time you tell us, walks you through it and hands you the keys, and meets you again at check-out. Earlier arrivals and later departures are sometimes possible — ask, and we will say if the calendar allows it.
Using the home
- Only the people on the booking may stay overnight, up to the maximum shown for the home. Tell us if that changes.
- Children and infants are welcome. Pets are welcome at every home — tell us what you are bringing.
- No smoking indoors at any home.
- Events and parties are allowed only at the homes whose page says so, and only when agreed with us in advance.
- Treat the home and the neighbours as you would want yours treated: no excessive noise at night, nothing that puts the house or anyone in it at risk.
- Lock up when you go out. Report anything broken or not working as soon as you notice it — we would rather fix it during your stay than hear about it afterwards.
Damage and liability
- You are responsible for damage to the home and its contents caused by you or your guests during the stay, beyond normal wear and tear.
- We keep every home safe and maintained. We are not responsible for loss or injury caused by things outside our control — weather, power or water interruptions from the utility, the sea, or your own actions — and our liability to you is limited to the amount you paid for the stay. - Nothing here limits liability that cannot be limited by law.

Law and disputes
These terms, your booking and any dispute about them are governed by the laws of the State of Colorado, USA, and the courts of Colorado have jurisdiction over them. Matters that arise on the island itself — the condition of the home, its use, or anything else that happens in Cozumel — are governed by the laws of Mexico and the State of Quintana Roo. If something goes wrong, write to us first; almost everything is settled with a conversation.
Changes to these terms
The terms that apply to your booking are the ones published on the day you confirmed it. We may update them for future bookings; the date at the top will change.
